Why German Investors Are Starting to Look Beyond Mallorca and Marbella
For many years, the typical winter plan for German investors looked very familiar.
A flight from Munich, Frankfurt, or Hamburg to Mallorca, or perhaps a luxury apartment in Marbella. A few sunny days, lunch at the marina, maybe a round of golf, and then back home before the German winter really sets in.
But recently something interesting has started happening.
More German investors are discovering Los Cabos. And once they visit, many start asking the same question:
Why didn’t we find this place earlier?
Los Cabos, located at the southern tip of Mexico’s Baja California Peninsula, is quickly becoming a new winter destination for European travelers looking for sunshine, lifestyle, and real estate opportunities.
Getting to Los Cabos Is Becoming Much Easier
For a long time, travel logistics were one of the biggest barriers for European visitors.
That is now changing.
Airline Condor currently operates direct flights from Frankfurt to Los Cabos twice per week during the winter season, typically running from November through April. For German travelers, this significantly simplifies the journey.
Instead of navigating multiple connections through North America or Mexico City, travelers can now depart Frankfurt and arrive directly in Cabo the same day.
Even more interesting is that the flight network may continue to grow. Over the coming years 2027/2028, Los Cabos tourism authorities and international airlines are exploring additional European routes, including potential connections from:
• London with British Airways or Virgin Atlantic
• Paris with Air France
• Zurich with Swiss International Air Lines
• Additional connections through Lufthansa and further expansion by Condor
If these routes materialize, Los Cabos could soon become one of the best-connected winter destinations for European travelers outside the Caribbean.
The Kind of Winter Weather Europeans Are Looking For
Let’s be honest.
Mallorca in January is rarely beach weather. Marbella is beautiful year-round, but winter often means cooler temperatures, cloudy skies, and occasional rain.
Los Cabos offers a completely different experience.
While Germany faces grey skies and cold temperatures, Cabo enjoys sunshine almost every day during the winter months. Average daytime temperatures typically range between 25°C and 28°C.
It’s the type of climate where mornings begin with breakfast outside, afternoons are spent on the golf course or on the water, and evenings end with a sunset drink overlooking the Sea of Cortez.
For many European visitors, that weather alone makes Los Cabos an attractive winter escape.
Space and Privacy That Are Hard to Find in Europe
Another factor drawing interest from European buyers is space.
Many of Europe’s most desirable coastal markets have become extremely dense. Prime locations in Mallorca and Marbella offer limited room for new development, and true oceanfront land has become increasingly rare.
Los Cabos still feels wide open.
Luxury communities such as Palmilla, Querencia, Diamante, and Puerto Los Cabos offer large homesites, gated privacy, and uninterrupted views of the ocean. Instead of tightly packed developments, many homes feature expansive terraces, private pools, and outdoor living areas designed for year-round sunshine.
In other words, you rarely feel like your neighbor is living on the same terrace.
Golf, Fishing, and an Outdoor Lifestyle
German buyers are often drawn to destinations that combine golf, marina culture, and outdoor living.
Los Cabos delivers all three.
The region is home to numerous world-class golf courses designed by legends such as Jack Nicklaus, Tom Fazio, and Greg Norman. Many of these courses sit directly along the coastline, offering dramatic ocean views.
At the same time, the Sea of Cortez provides incredible opportunities for sport fishing, sailing, diving, and boating. Each morning boats depart from the Cabo San Lucas marina for deep-sea fishing or whale-watching excursions.
Add to that a rapidly evolving culinary scene with international chefs, excellent seafood, and Baja wines, and the lifestyle becomes easy to appreciate.
You might start the morning with a round of golf, spend the afternoon on the water, and end the evening enjoying fresh seafood overlooking the ocean.
Not a bad way to escape a German winter.
Attractive Investment Conditions
Another aspect that surprises many European investors is the financial side of the market.
Compared with established European coastal destinations, Los Cabos still offers attractive entry prices in the luxury segment.
Property taxes in Mexico are extremely low compared to most European countries, and many homes benefit from strong rental demand driven by North American tourism.
For German investors accustomed to strict regulations and increasing ownership costs across the European Union, the market in Los Cabos can feel refreshingly straightforward.
Global Luxury Brands Are Investing in the Destination
Los Cabos has also gained attention because of the arrival of internationally recognized luxury brands.
Developments associated with companies such as Ritz-Carlton, Four Seasons, and other global hospitality groups have elevated the region into one of the most sophisticated resort destinations in the Americas.
For international buyers, these branded communities offer a level of service, security, and reputation that adds confidence when purchasing property abroad.
Still Relatively Unknown in Europe
Perhaps the most interesting part of the Los Cabos story is that it remains relatively undiscovered by many European investors.
American and Canadian buyers have been purchasing property here for decades. Europeans, however, are only beginning to explore the region.
For those who arrive early, this creates an opportunity to secure prime properties before prices fully catch up with other established international resort markets.
A Different Kind of Winter Escape
Ultimately, Los Cabos offers something slightly different from the traditional Mediterranean winter retreat.
Mallorca and Marbella will always have their charm. But for German investors looking for sunshine, space, and a lifestyle that combines relaxation with outdoor adventure, Los Cabos presents an exciting alternative.
And sometimes, all it takes is one winter visit to realize that the best escape from a German winter might not be in the Mediterranean.
It might be in Baja California Sur.
