When buyers start seriously looking at Los Cabos real estate, they quickly discover that "Cabo" isn't one market. There are several — and the difference between the Corridor and the East Cape is substantial enough that the wrong choice for your lifestyle or investment goals is a real and expensive possibility.
The Corridor — What It Is and Who It's For
The Corridor is the 20-mile stretch of highway between Cabo San Lucas and San José del Cabo. It's the heartbeat of Los Cabos real estate — the most developed, most liquid, and most internationally recognized part of the market.
What defines the Corridor:
Home to the destination's most established communities — Auberge Residences at Esperanza, Quivira, Cabo del Sol, Chileno Bay, Palmilla, Montage
- Highest concentration of branded resort hotels and residences
- Best short-term rental infrastructure and property management options
- Strongest resale liquidity — widest buyer pool when you eventually sell
- 15–30 minutes from SJD airport depending on your exact location
- Walking or short drive to restaurants, golf, marina, nightlife
Current active MLS pricing on the Corridor:
- Entry condos from $809K (Oceana Wellness, Solaria, Tramonti — 3 bedrooms)
- Auberge Residences at Esperanza: 3–4 bedrooms from $2.2M
- Alvar at Quivira (Pacific side): 3 bedrooms from $2.2M, 4 bedrooms from $2.55M
- Chileno Bay: 4-bedroom condos from $7.5M, estate homes from $27M
The tradeoffs:
- More developed means less wild — if you want untouched Baja, the Corridor isn't it
- Higher concentration of buyers and competition at every price point
- HOA fees tend to be higher in established branded communities
The Corridor is the right choice if rental income, resale liquidity, or convenience are priorities. It's the most proven, most accessible part of the Los Cabos market.
The East Cape — What It Is and Who It's For
The East Cape sits north of San José del Cabo along the Sea of Cortez — a stretch of coastline that is categorically different from the Corridor in almost every respect. Calmer water, warmer sea temperatures, more privacy, and dramatically less development.
What defines the East Cape:
- The Sea of Cortez — flat, calm, turquoise water ideal for paddleboarding, kayaking, snorkeling, and swimming
- Significantly lower density — larger lots, more privacy, fewer neighbors
- Home to Costa Palmas, the East Cape's most significant master-planned development, and Amanvari
- World-class sport fishing directly from the shore
- A buyer profile that skews toward those seeking escape over amenity-density
Current active MLS pricing on the East Cape:
- General East Cape communities (Los Barriles, Zacatitos, Los Pinos): houses from $1.05M
- Lighthouse Point Estates: 3–4 bedrooms from $1.25M
- Four Seasons Residences at Costa Palmas: 4 bedrooms at $7.3M (the only branded luxury listing currently active)
- Amanvari residential component: not yet in MLS — inquire directly
The honest picture on East Cape pricing: the Four Seasons Residences at Costa Palmas — the most comparable luxury product to what the Corridor offers — start at $7.3M. This is actually higher than many Corridor communities. General East Cape houses in unbranded communities start from $1M, but these are rural and do not offer the same infrastructure, management, or resale liquidity as Corridor communities.
The tradeoffs:
- 45–75 minutes from SJD airport — matters for frequent visitors and rental guests
- Fewer rental management options and lower short-term rental demand outside Costa Palmas
- Less resale liquidity — the buyer pool is narrower outside of branded communities
- Infrastructure still developing outside of Costa Palmas
The East Cape is the right choice if privacy, natural beauty, and lifestyle escape matter more than near-term rental yield or resale speed. For luxury buyers specifically, the entry point at Costa Palmas is not lower than the Corridor — it's comparable or higher.
The Amanvari Factor
Amanvari — Aman's first property in Mexico at Costa Palmas — is a genuine game changer for the East Cape's profile, not its price. It positions the East Cape as a global luxury address and will bring a new international buyer demographic to the area. The residential component is not yet on the MLS. If Amanvari-adjacent product interests you, the conversation needs to happen directly.
Which One Is Right for You
Choose the Corridor if rental income matters, you visit frequently on short trips, you want the strongest resale market, or you want access to the full Los Cabos amenity stack at proven price points.
Choose the East Cape if you're buying for personal use and escape, you're comfortable with a longer hold, you want larger land and more privacy, and you're specifically drawn to the Costa Palmas and Amanvari ecosystem at the $7M+ level — or to the more affordable rural communities in the $1M–$2M range with the understanding that these carry different infrastructure and liquidity characteristics.
