Every few years, a brand arrives in Los Cabos that moves the market around it. The Ritz-Carlton Reserve did it for Puerto Los Cabos. Now the St. Regis — Marriott's most storied luxury flag — has done it for the Pacific side, opening inside Quivira just beyond Land's End in Cabo San Lucas.
If you're weighing a branded residence here, the first thing to understand is that there are two St. Regis products, and only one of them is for sale. This guide separates the hotel from the residences and puts real numbers on both the opportunity and the fine print.
What the St. Regis brings to Quivira
The hotel is a 120-room beachfront resort carrying the tradition that made the brand famous: St. Regis Butler Service, three signature dining venues from a specialty restaurant to a beachfront grill, and the kind of staffing depth that only a flagship opening gets. For Quivira, the flag matters beyond the property line — a top-tier international brand operating inside the gates validates values across every neighborhood in the community, the same effect Zadún had on Puerto Los Cabos.
The setting: Quivira's 1,850 acres
The St. Regis sits within Quivira, the master-planned community wrapped around three miles of raw Pacific coastline. Residents share the address with a Jack Nicklaus Signature course ranked among the world's 100 greatest — with a second Nicklaus course under construction — plus four Pueblo Bonito resorts whose facilities, spas, and restaurants Quivira homeowners access at preferred rates. Downtown Cabo San Lucas and the marina are ten minutes away. And a note of honesty you won't read in most brochures: the Pacific here is theater, not a swimming pool. Whales in winter, sunsets year-round, and resort pools for the swimming.
The Residences: only 60 exist
Separate from the hotel's 120 rooms stands a collection of just 60 whole-ownership residences, where owners live with the hotel's service infrastructure at their door. As of September 2026, six St. Regis Residences are active on the Los Cabos MLS — three- and four-bedroom homes from $3.95 million to $5.2 million. If the Residences stretch the budget, Alvar sits next door: contemporary condominiums by the same architects, currently from $2.75 million.
What buyers should weigh
Branded residences carry a premium, and it buys real things — service, management, resale narrative — but it also carries obligations worth reading closely. Before writing an offer, confirm the HOA and service fees for the specific residence, exactly which butler and hotel services owners receive versus pay for, and the rental policy in the regime documents. One more data point in your favor: several current listings have been on the market for an extended period, which means qualified buyers hold genuine negotiating leverage. And as with any Los Cabos purchase, foreign buyers acquire through a fideicomiso — a straightforward process when structured correctly from day one.
The bottom line
Six listings out of sixty residences means the window is real but not urgent — the right move is comparing the actual inventory, fees, and days-on-market before falling in love with a floor plan. That comparison is exactly what I do for buyers every week.
