Querencia is a mix of condominium product and single-family estate lots, which is somewhat unusual for a Discovery Land community. Buildings like La Reserva, Las Verandas, and Querencia Ocean Residences offer lock-and-leave condos with 3-4 bedrooms, while custom estate homes sit on larger lots with more privacy and control over design. Architecture across the community follows a consistent Mexican-contemporary and hacienda-influenced design guideline, enforced through an active architectural review board.
Current price range
Based on active MLS listings in Querencia, home prices currently start around 2,400,000 USD for a 3-bedroom condo in La Reserva and run up to roughly 6,385,000 USD for oceanfront product in Querencia Ocean Residences. Mid-range listings in the 3,000,000-4,600,000 USD band are the most common, covering both inland golf-course condos and larger estate-style units in Las Verandas and Querencia Cabañas.
Amenities and club life
Querencia's centerpiece is its Tom Fazio-designed golf course, paired with a clubhouse, spa, tennis and pickleball courts, and a private beach club on the Sea of Cortez side. The community also runs its own security and maintenance infrastructure independent of the municipality, which is typical of Discovery Land properties and part of what buyers are paying for in HOA dues.
Who buys in Querencia
Querencia attracts buyers who want country club living with golf as a daily activity, not just a resort amenity — often full-time or long-season residents rather than short-term rental investors. Because membership and community rules are more restrictive than open-market Cabo developments, this is less of a fit for buyers planning aggressive short-term rental programs and more of a fit for lifestyle buyers and golfers.
Considerations before buying
Club membership terms vary by product and are not automatic with every purchase — verify this before you make an offer, not after. HOA dues run higher than most Cabo communities given the private golf and beach club infrastructure. And because much of the inventory is condominium product rather than land, resale value depends more on building and unit position than on lot appreciation.
