What It's Actually Like to Buy in El Tezal

Ask five agents about El Tezal and you'll get five different opinions on where it starts and ends. Here's what's actually true: it's a growing stretch of the Cabo Corridor with one of the widest price ranges in Los Cabos, and it deserves more than a generic "up-and-coming" pitch.

Welcome to El Tezal Cabo San Lucas

Picture the drive between downtown Cabo San Lucas and the resort corridor. Somewhere in that stretch, tucked against the desert hills, is El Tezal. It's not a gated master-planned community with a single developer's name on the gate. It's a working neighborhood, built out over years by dozens of different builders, and that's exactly why its price range is so wide.

Why people end up here

Most buyers don't start their Cabo search looking for El Tezal specifically. They find it because they wanted downtown access without downtown chaos, or they got priced out of the Corridor's resort communities and started looking one street back from the ocean. Either path lands you here, and either way, the pitch is the same: you're close enough to the Marina and downtown restaurants for a quick trip, but far enough that you're not living on top of the tourist strip.

The housing mix, honestly

There's no single "El Tezal home." You'll find compact studio condos in older buildings, three-bedroom penthouses in newer towers like Tramonti and Oceana Wellness Residences, and standalone villas scattered in between. Some units catch a real Sea of Cortez view; plenty don't. The neighborhood is genuinely split into east, west, and oceanside pockets, and treating it as one uniform market is where buyers get pricing wrong.

What the numbers actually say

Pull active MLS listings for El Tezal today and you'll see prices starting around 99,000 USD for entry-level studio product and climbing to roughly 1,595,000 USD for the newer penthouse inventory with arch and ocean views. That's not a typo — this is one of the widest price spreads of any named neighborhood in Los Cabos, which means "average price in El Tezal" is close to a meaningless number. What matters is which building, which floor, and which decade it was built.

Who this actually works for

Full-time residents who want a real neighborhood feel show up here. So do investors chasing rental yield on smaller units, and vacation-home buyers who want proximity without resort pricing. It's a less homogenous buyer pool than a single gated development, which tends to make the resale conversation more building-specific than neighborhood-specific.

Before you make an offer

Don't shop El Tezal by neighborhood reputation — shop it by building. HOA quality, construction year, and amenity level vary more here than almost anywhere else in Cabo San Lucas, so two units a block apart can be worlds apart in condition and cost. And if a listing promises a view, ask for the actual floor and unit orientation before you get attached to a photo.
