East Cape, Baja California Sur: The Complete Neighborhood Guide

East Cape is the stretch of coastline running north from San Jose del Cabo along the Sea of Cortez, covering everything from the windsurfing town of Los Barriles to the Four Seasons-anchored Costa Palmas development — a slower, less developed alternative to the Cabo corridor.

The East Cape BCS

More open coastline. More room to breathe. A closer connection to the outdoors. For buyers drawn to a quieter side of Baja, the East Cape offers a lifestyle that feels distinctly different from Cabo San Lucas and the Tourist Corridor.

But the East Cape is not one neighborhood, and it should not be approached as one real estate market. It encompasses a broad stretch of the Sea of Cortez coastline, with communities that vary considerably in accessibility, infrastructure, character and price.

Finding the right property starts with choosing the part of the coast that fits how you want to live.

Discovering the East Cape

Leaving San José del Cabo along the coastal route beyond Puerto Los Cabos, development becomes more spread out and the landscape opens into desert hills and long stretches of shoreline.

Farther along the coast, Cabo Pulmo, La Ribera, Buena Vista and Los Barriles each offer a different experience. Cabo Pulmo lies south of La Ribera, while Buena Vista and Los Barriles sit farther north.

Your destination also determines your route. The coastal road offers a different journey from the highway approach to the northern communities, so actual access matters more than distance on a map.

Different communities, different lifestyles

  • Los Barriles appeals to buyers who want an established town with an outdoor lifestyle. Seasonal wind conditions attract kiteboarders and windsurfers, while fishing, beach days and a close-knit community are part of its broader appeal.
  • Buena Vista offers another option for buyers exploring the northern East Cape, with a quieter residential atmosphere close to Los Barriles.
  • Cabo Pulmo has a different identity, centered on its protected marine environment and reputation for diving and snorkeling. Its appeal lies in nature and a smaller-scale setting.
  • La Ribera and nearby Costa Palmas bring another dimension to the region. Costa Palmas combines resort residences, golf and a marina, creating a luxury ownership experience that differs substantially from the surrounding towns.

What can you buy on the East Cape?

East Cape real estate includes condos, single-family homes, beachfront villas, homesites and larger land parcels. The mix changes depending on which community you explore.

Condominiums can suit buyers seeking a more manageable vacation base. Standalone homes may offer additional privacy, outdoor space or room for visiting family. Land appeals to those who want to build around a particular view, location or lifestyle.

At Costa Palmas, branded residences introduce a different level of service, amenities and ownership costs.

This variety is exactly why broad regional comparisons can be misleading. A condo in Los Barriles, a remote beachfront homesite and a Four Seasons residence serve very different buyers.

East Cape real estate prices in 2026

Selected advertised listings illustrate the breadth of the market:

• Condo Las Piedras #2: approximately $249,500 USD for a two-bedroom condo.
• Four Seasons Marina Residence at Costa Palmas: approximately $7,300,000 USD.

These are individual examples, rather than the minimum and maximum prices for the entire East Cape.

Location, beach proximity, infrastructure, property condition and access to resort services can create substantial price differences. Land also needs to be evaluated separately from completed residences.

Prices and availability are subject to change. A current selection based on your budget and preferred community will provide a more useful picture than a single regional price range.

Who is the East Cape right for?

The East Cape deserves consideration if your ideal Baja lifestyle revolves around the water, outdoor activities and more space.

Some buyers want to spend the winter kiteboarding in Los Barriles. Others are searching for a beachfront home, a place to build or a residence with resort services at Costa Palmas.

Value can be part of the appeal, but buying here should begin with lifestyle and location. Future development alone is not a reason to assume appreciation or rental income.

What to consider before buying

Convenience varies significantly across the region. Before choosing a property, evaluate road access, water supply, electricity, internet, maintenance support and the drive to groceries, medical services and the airport.

For land purchases, establish what infrastructure is already available and what would need to be installed. Confirm the property documentation, legal access and applicable building restrictions before committing.

If rental income matters, use comparable properties in the same community and account for seasonality, management expenses and any rental restrictions.

The most useful question is not simply, “What can I buy on the East Cape?” It is, “Which part of the East Cape fits my lifestyle, budget and expectations?”
