Hilton is bringing its Conrad brand to Los Cabos for the first time, with the project set inside Oleada Pacific Living & Golf, an 860-acre resort community on the Pacific side near Cabo San Lucas. It's one of several branded hotel and residence projects landing in the region over the next few years, and it's worth understanding clearly before assuming any pricing or availability, since this project has not reached the MLS yet.
Where it sits
Conrad Los Cabos is planned inside Oleada, roughly 15 minutes from downtown Cabo San Lucas, about 30 minutes from San Jose del Cabo, and about 30 minutes from the Los Cabos airport. Oleada is also home to the Grand Hyatt Los Cabos, which is expected to open ahead of the Conrad, alongside an Ernie Els-designed golf course that residents and hotel guests will have access to.
Based on Hilton's public announcements, Conrad Los Cabos is expected to include around 130 to 175 hotel rooms and suites, along with roughly 40 to 43 private residences ranging from two to four bedrooms. The architecture is being handled by Legorreta, a well-known Mexican firm recognized for bold, terracotta-toned design using color, light, and indigenous materials. Planned amenities include multiple restaurants and bars, a large spa, several pools, and golf course access.
Timeline
Hilton's announced opening target for Conrad Los Cabos is 2027, positioning it behind the Grand Hyatt at the same Oleada development, which is expected to open first. As with most pre-construction luxury projects in the region, timelines can shift, so treat 2027 as a current target rather than a guaranteed date.
What isn't confirmed yet
There is currently no active MLS listing data for Conrad Los Cabos residences, which means public pricing isn't established through the channels this site normally pulls from. Anyone quoting specific unit prices this early in the project is working from developer marketing rather than verified market data, and that's worth keeping in mind if you're comparing it to established, MLS-listed communities elsewhere in Los Cabos.
Who this is likely to appeal to
Buyers interested in Conrad Los Cabos are typically the same profile drawn to other branded pre-construction opportunities in the region: those comfortable buying ahead of completion in exchange for early pricing and unit selection, and those who value Hilton's brand recognition and loyalty program integration alongside the property itself.
Considerations before you commit
Pre-construction purchases carry different risk than a resale property — completion timelines, developer track record, and contract terms all matter more here than they would with an existing MLS listing. If you're seriously considering Conrad Los Cabos, get the actual purchase agreement and developer terms in front of someone who can walk you through them before committing, rather than relying on renderings and press coverage alone.
