At the same time, total sold properties declined from 949 to 759, a 20% decrease. Total sold volume dropped from approximately $857.8 million USD to $646.7 million USD, also down 25%.

This does not mean the Los Cabos market is weak. H1 2025 was an unusually strong half-year, and full-year 2025 sold volume was actually up 11% over 2024. Measured against the second half of 2025 instead of last year's peak, residential transaction counts have held essentially steady. What the numbers are telling us is that the market is no longer forgiving overpriced listings — not that buyers have disappeared.

A More Balanced Los Cabos Real Estate Market

Inventory is rising, buyers are being more selective, and properties need to be positioned correctly from day one.

In the condo market, active listings held essentially flat, from 2,529 to 2,548, up less than 1% year over year. The number of condos sold actually rose slightly, from 372 to 379, up about 2%. Condo sold volume dipped slightly from approximately $215.6 million USD to $207.8 million USD, down 4%, while the average condo sale price rose from $605,538 USD to $734,128 USD, a 21% increase.

That tells us one thing clearly: condo buyers are still transacting at a healthy pace, and the mix has shifted toward higher-value product.

Sold volume dropped from approximately $534.8 million USD to $356.0 million USD, down 33%. The average house sale price also declined from $1,692,393 USD to $1,304,036 USD, a 23% decrease.

This is where sellers need to be very realistic. House sellers in particular should reset pricing expectations away from H1 2025's exceptional comparables and toward the more recent run rate.
